Effect of the Land Use Act on Property Ownership in Nigeria

This study examined the effect of the Land Use Act on property ownership in Nigeria. Statutory analysis and questionnaire responses from landowners, developers, and lawyers were analysed using descriptive methods. The findings revealed that the vesting of land control in the state affected the security, transferability, and financing of property, with bureaucratic consent requirements creating delays and costs for owners and investors. The study observed debate over reform of the Act. It recommends clear implementation guidelines, streamlined consent procedures, and firm-backed title documentation.
